When you purchase a home in Naples, Bonita Springs, Estero, Ft Myers, or Cape Coral you should
have an experienced home inspector inspect your new home. Independent assessment of appliances, doors, HVAC, roofing
and other components of a home by a trained home inspector can save a buyer thousands of dollars. Many home inspectors try to "do it all" such as radon testing,
mold inspection, chinese drywall inspection and termite inspections. Florida has passed a new mold and home inspector
law effective July 1, 2010. Mold Inspectors and home inspectors are two separate professions and will soon require a
separate license. Mold and Chinese Drywall are environmental issues and not part of a home inspectors "standard
of practice" and are NOT covered by home inspector Errors and Omissions Insurance. Mold assessment is a specialist profession where a home inspector
is more of a generalist. Hire a Certified Indoor Environmentalist or Certified Microbial Investigator for mold
inspections.
Homes that are vacant should be monitored for water intrusion and that the HVAC (air conditioner)
is functioning properly. Mold needs food and water to grow, University of Florida tells us that humidity levels
above 55% can grow mold. AC systems often have 3 breakers, if one is tripped during a storm, humidity levels can rise
inside a home, resulting in a "humidity bloom" of mold. As mold assessors, we get alot of work every fall, because no
one checked a vacant home for water intrusion or high humidity levels during the summer in Collier and Lee Counties.
Having a professional whether it is a home inspector or professional mold inspector check your home when it is vacant is only
good common sense.
